Hey it’s Bruce Woodburn at CrossCountry Mortgage. Today is Friday, August 7th, and these are the three big things you need to know. I hope I’m bringing value to you if you’re a professional real estate agent that is truly looking to make sure that you have all the information available to better serve your clients, or if you’re somebody that is looking to purchase or refinance.

1. Okay, first things first, USDA zero down payment loans and down payment assistance income levels have been raised. So, what happened is, the median income locally has gone up, which allows you to make more money and qualify for down payment assistance programs or USDA loan programs. I qualified a client the other day and I think the median income for a single person is like $90,000 so that was a really nice increase. Everyone is different when it comes to USDA because it’s based on your household size and income. If you have any questions give us a call.
2. Second thing is, and you’re going to want to write this down if you are a real estate agent. I am going to be holding a class with Kelly Kellogg, a professional appraiser who has been appraising homes in Central Florida for decades. We will be holding a zoom class for real estate agents on August 19th at 10am. I’ll tell you something, we are all seeing a lot of appraisal issues going on right now, and you’re going to need to know the facts. If you think that you’re evaluating your comparables based on square footage, you have a lot to learn about appraisals. Kelly will be there to guide us through the process and make sure that you are a more educated real estate agent and you know exactly where comparable value and value for the sales approach is coming in. 3. And then the third thing is, you know, I love new construction. But I think a lot of builders, quite frankly, have gotten greedy in the industry. I think it’s a sign of the times when business is really big, they tend to get a little bit on the greedy side. Now I want to tell you about a builder that I absolutely love, and I truly endorse. When I put my name on something, I make sure that I have vetted the company and that they are truly taking great care of the real estate agents and taking really good care of the clients.
