What Is a DSCR Loan?

A DSCR (debt service coverage ratio) loan is a mortgage for real estate investors that qualifies on a rental property’s income instead of the borrower’s personal income, pay stubs or tax returns. It is a non-qualified mortgage (non-QM), so the lender’s own guidelines set the terms.

How the DSCR Is Calculated

  • Formula: gross monthly rent divided by PITIA (principal, interest, taxes, insurance and association dues).
  • Rent figure: taken from the lease or the appraiser’s rent schedule.
  • A ratio of 1.0: the rent exactly covers the payment. The minimum required depends on the loan
  • Not used: your personal debt-to-income (DTI) ratio.
  • Still counted: credit score, down payment and cash reserves.

DSCR = Gross Monthly Rent ÷ Total Monthly Payment (PITIA)

A ratio of 1.0 means the rental income exactly covers the carrying costs. A ratio of 1.25 means the property earns 25% more than it costs — which is the industry sweet spot for unlocking the most aggressive terms.
