VA Loans in Orlando: Your Earned Benefit, Handled Locally

VA loans in Orlando let eligible veterans, active-duty service members and surviving spouses buy a home with no down payment, no monthly mortgage insurance, and a one-time funding fee that many borrowers never pay at all. For a veteran with full entitlement, there is no loan limit in Florida in 2026 — your buying power is set by income and credit, not by a county cap.

The frustration we hear is always the same: the benefit sounds simple, then the lender squints at a Certificate of Eligibility like it is written in another language, misses a Tidewater notice, or never checks whether the funding fee applies. You earned this benefit. It should not take an expert to keep someone else from mishandling it. Bruce Woodburn and the Woodburn Team handle VA loans in Orlando from the Winter Park office, including purchases, Interest Rate Reduction Refinance Loans (IRRRL) and cash-out refinances. Every one starts with the same question: what do you actually owe, and what can you actually buy?

VA Loan vs. Conventional and FHA: How the Costs Compare

The VA guarantees a portion of your mortgage, which is what lets a lender go to zero down with no monthly mortgage insurance. At the same price with a small down payment, that often means a lower monthly payment than conventional or FHA, because there is no mortgage insurance in it. The trade-off is the funding fee, which adds to the loan balance unless you are exempt.

Feature VA Conventional FHA
Minimum Down Payment $0 (with full entitlement) 3% for eligible first-time buyers, 5% for most others 3.5%
Loan Limit None with full entitlement $832,750 $541,287
Monthly Mortgage Insurance None PMI required under 20% down MIP required (often for life of loan)
Upfront Cost One-time funding fee (waived if you receive VA disability compensation) No upfront insurance premium 1.75% upfront MIP
Credit Flexibility No VA-set minimum (620+ preferred) No set agency minimum since November 2025; most approvals are above 620 580 for 3.5% down payment; 500–579 with 10% down payment

2026 VA Loan Limits and Entitlement in Orlando

Full Entitlement

No Loan Limit

There is no VA loan limit in 2026 in Orange, Seminole, Osceola, or Lake counties — or anywhere else in Florida.

If you have never used your VA home loan benefit, or you have used it and had it fully restored, your zero-down buying ceiling is set by your income, your credit and the home’s appraised value.

Partial Entitlement

$832,750
County Limit Used to Calculate What Is Left

If you have an active VA loan, or a past one whose entitlement was never restored, the 2026 county limit of $832,750 in Orange, Seminole, Osceola and Lake counties is the starting point, not your ceiling. The VA guarantees 25% of that limit minus the entitlement already in use, and most lenders will lend four times what is left with no down payment.

Example: with $75,000 of entitlement tied up in another home, the zero-down amount here is $532,750. Above that, the down payment is 25% of the difference, so a $600,000 purchase needs about $16,800 down. You are not denied.

🔄
The benefit is reusable. Entitlement is restored when you sell the home and pay off the VA loan, and once in a lifetime it can be restored after payoff without selling. With enough entitlement left, you can also hold two VA loans at the same time. This often comes up with Permanent Change of Station (PCS) orders, where a service member keeps a home in one market and buys a new one in another.

We calculate your exact remaining entitlement from your COE before you shop, so your buying power is a concrete number rather than a guess.

Currently on active duty: 90 continuous days of service

✓

Veterans who served after August 1, 1990: 24 continuous months, or the full period you were called to active duty (at least 90 days)

✓

Veterans who served earlier: the minimum runs from 90 days to 24 months, depending on the service period

✓

National Guard and Reserve: 6 creditable years, or 90 days of active-duty service (for Guard service under Title 32, at least 30 of those days consecutive)

VA Loan Requirements in Orlando (2026)

Underwriting for VA loans in Orlando works differently from conventional and FHA, and the difference is why some buyers who do not fit other loans qualify here.

💳 Credit Score

The VA sets no minimum. Most lenders look for 620 or above; we underwrite the file rather than the number.

📊 Debt-to-Income

There is no hard cap. A DTI above 41% is allowed when residual income exceeds the guideline by about 20%, or when other compensating factors are documented.

💵 Residual Income

The VA requires a minimum amount of money left over each month after the mortgage, taxes, insurance, debts, and estimated utilities and maintenance are paid.

🏡 Occupancy

You must intend to occupy the home as your primary residence, generally within 60 days of closing. Certain PCS and deployment situations have exceptions.

🏢 Property Type

Single-family, 2- to 4-unit with owner occupancy, VA-approved condos, and some manufactured homes.

📍 Florida Regional Info: Florida uses the VA’s Southern region table, where a family of four on a loan of $80,000 or more needs $1,003 left each month. This is a cash-flow test, not a ratio, so it can be more forgiving of high debt and more demanding of low income than conventional guidelines.

VA Funding Fee: Who Is Exempt and How to Pay Less

Instead of monthly mortgage insurance, the VA charges a one-time funding fee, usually financed into the loan. Many veterans pay nothing.

🛡️ YOU ARE FULLY EXEMPT IF YOU:

✓

Receive VA compensation for a service-connected disability

✓

Are entitled to that compensation but receive retirement or active-duty pay instead

✓

Are a service member with a proposed or memorandum rating from a pre-discharge claim, issued before closing

✓

Are a surviving spouse receiving Dependency and Indemnity Compensation (DIC)

✓

Are an active-duty service member with a documented Purple Heart before closing

2026 VA Funding Fee Chart for Purchase Loans

Down Payment First Use Subsequent Use
Less than 5% 2.15% 3.30%
5% to 9.99% 1.50% 1.50%
10% or more 1.25% 1.25%

💡 Other loan types: An IRRRL streamline is 0.50%. A cash-out refinance is 2.15% first use and 3.30% subsequent, regardless of how much equity you have. Loan assumptions are 0.50%.

💡 The Row Worth Reading Twice

A repeat user who puts 5% down pays 1.50% instead of 3.30%. On a $300,000 home, the fee drops from $9,900 to $4,275, a difference of $5,625, in exchange for $15,000 down. We run this math for you before you decide to go zero down.

If your disability rating is pending at closing, the fee may be refundable if the VA later awards compensation with an effective date before your closing date. We document the file for that possibility rather than leaving it to chance.

VA Appraisal in Florida

Out-of-state call centers routinely miss the specific operational factors that actually decide Central Florida mortgage approvals.

🏠 Property Insurance

Florida insurance premiums are large enough to swing your qualifying ratios on their own, and on a VA loan they eat directly into your required residual income. We start shopping coverage early and arrange wind mitigation inspections immediately, because a premium quoted late can undo an approval.

🐜 Termite (WDO) Inspection

The VA requires a clean Wood-Destroying Organism report on Florida properties. We order this report early so active infestations or hidden structural damage surface during the active inspection period — not the week of closing when your rate lock is expiring.

📋 Minimum Property Requirements (MPRs)

VA appraisers must explicitly assess remaining roof life, safe electrical performance, and operational plumbing, alongside adequate site drainage and freedom from termite damage. On older Orlando housing stock, roof life is the most common MPR finding — and it is treated as a condition issue, handled completely separate from valuation.

🌊 The Tidewater Initiative: How We Protect the Deal

If a VA appraiser believes the market value may land below the contract price, they do not file a low report. Instead, they invoke Tidewater: a formal notice opening a tight two-business-day window for agents to submit additional comparable sales before the final Notice of Value is issued. The appraiser notifies the lender only — never the buyer or seller directly. A local lender who moves the moment that notice arrives is the difference between a saved closing and a dead deal. We keep comparable properties ready before the appraiser is even assigned.

⚖️ The VA Escape Clause: Every VA purchase contract includes this mandatory protection. If the final appraisal comes in below the contract price, you may walk away and recover your earnest money deposit, even if you did not include an independent appraisal contingency. It is critical to know this rule before you write the offer, not after.

VA Refinancing in Orlando

VA IRRRL Streamline Refinance

Lowers the interest rate on a VA loan you already have, with reduced documentation. The VA does not require a new appraisal or income verification, though a lender may ask for them, and the funding fee is 0.50%. We tell you up front which of these your loan will need.

⏱️ Requirement: At least 210 days from your first payment due date and six consecutive monthly payments made. On a fixed-to-fixed refinance, the new rate must be at least 0.5 percentage points lower, and closing costs must be recovered within 36 months.

VA Cash-Out Refinance

Take cash from your home’s equity, or move a conventional or FHA loan into a VA loan. For an eligible veteran with an FHA loan, this can remove monthly mortgage insurance. The VA allows a cash-out loan of up to 100% of the home’s appraised value, funding fee included. Many lenders set a lower limit, often 90%, so we confirm your exact figure before you apply.

📋 Requirement: You must live in the home. Requires an appraisal, a credit review and full income documentation. The funding fee is 2.15% on first use and 3.30% after, with no reduction for equity.

⚖️ Ask us to run the break-even math before you refinance either way. Sometimes the best answer is to wait.

VA mortgage rates typically price below conventional loans for the same borrower. The true monthly payment gap is even wider than the interest rate gap because there is no monthly mortgage insurance on either side of the comparison.

Whether the one-time funding fee changes your financial math depends entirely on whether you are exempt, which is the very first thing we check.

Common Questions About VA Loans in Orlando

What are the 2026 VA loan limits in Orange County, Florida?

There is no limit for veterans with full entitlement in 2026. With partial entitlement, the 2026 county limit of $832,750 in Orange, Seminole, Osceola and Lake counties is only the starting point: the zero-down amount is four times the entitlement you have left. Buying above that takes a down payment of 25% of the difference, not a denial.

How long does a VA loan take to close in Orlando?

Eligible VA purchases carry our written 21-day closing commitment. What moves the date in Florida is insurance binding, the wood-destroying organism (WDO) inspection and the VA appraisal, so we start all three right after contract. Condos that need project approval and manually underwritten loans fall outside the commitment.

What credit score is needed for a VA loan?

The VA sets no minimum credit score. Most lenders look for 620 or above. VA underwriting also looks closely at residual income and recent payment history, so the score is one factor in the decision, not the whole of it.

Can you get a VA loan on a condo in Orlando?

Only if the project is on the VA-approved list. Unlike FHA, the VA does not offer single-unit approval, so an unapproved project has to be submitted and approved as a whole. We check before you write the offer.

Can an FHA or conventional loan be refinanced into a VA loan?

Yes, through a VA cash-out refinance, which the VA uses for any refinance of a non-VA loan, even when you take no cash. For an eligible veteran paying FHA mortgage insurance, it can remove that monthly premium. The funding fee applies unless you are exempt, so we compare both costs first.

What happens if a VA appraisal comes in below the offer?

You are not required to close above the appraised value. Before a low value is final, the VA’s Tidewater process gives two business days to submit additional comparable sales. If it still comes in low, you can renegotiate, request a reconsideration of value, pay the gap in cash, or cancel and recover your earnest money under the VA escape clause.

Do disabled veterans pay the VA funding fee?

No, as long as they receive VA compensation for a service-connected disability. Surviving spouses receiving Dependency and Indemnity Compensation and active-duty Purple Heart recipients are exempt too. If your rating is pending at closing, the fee may be refundable if the VA later awards compensation with an effective date before your closing date.

Can the seller pay closing costs on a VA loan?

Yes. The VA does not limit seller credits toward your actual closing costs. Seller concessions, such as paying your funding fee, paying off your debts or prepaying insurance, are capped separately at 4% of the home’s appraised value. Both are negotiated in the contract, so we size them before the offer goes in.
