What Is an FHA Loan and How Does It Work?
FHA does not lend money. An approved private lender makes the loan, and the Federal Housing Administration, part of HUD, insures it. - Structure: a 0% interest second mortgage with no monthly payment. It is a loan, not a grant. The full balance is due when the home is sold, refinanced, transferred, or no longer the primary residence.
- Who qualifies: first-time buyers working full-time for a Florida-based employer in an eligible occupation, with household income inside the county limit.
- Credit score: 640 minimum, which is higher than FHA’s own 580.

What FHA Loan Rates Look Like in Orlando

How much is the down payment on an FHA loan in Orlando?
3.5% with a credit score of 580 or higher. On a $400,000 home, that is $14,000. Gift funds from a family member, Florida Hometown Heroes or Orange County down payment assistance can cover some or all of it for buyers who qualify.
How does FHA count student loans on income-driven repayment?
FHA uses the monthly payment shown on the credit report when it is above zero. When an income-driven plan shows a $0 payment, FHA counts 0.5% of the loan balance as the monthly payment. On a $40,000 balance, that is $200 a month added to the debt-to-income ratio.
Can the seller pay closing costs on an FHA loan?
