How Does a HELOC Work in Florida?

A HELOC is a second lien that sits behind your existing mortgage. You draw what you need, when you need it, and pay interest only on the amount you have drawn. A home equity loan is the other kind of second mortgage: it pays out one lump sum at a fixed rate.

Phase 1: The Draw PeriodUsually about 10 years. You can borrow, repay and borrow again, much like a credit card.
Phase 2: The Repayment PeriodThe line closes to new draws and the balance is repaid with principal and interest, so the monthly payment usually rises.

HELOC Requirements: Credit, DTI and CLTV

Approval rests on three numbers: your credit score, your debt-to-income (DTI) ratio and your combined loan-to-value (CLTV). CLTV is your mortgage balance plus the new line, divided by the home’s appraised value. A $300,000 mortgage plus a $60,000 line on a $450,000 home is 80%.

What a HELOC Puts at Risk

Because the line is secured by your home, the rate is usually lower than a credit card’s. The home is also the collateral, so it pays to borrow for things that last and to have a plan for paying the balance down.
