Orlando Mortgage Calculator: Compare Conventional, FHA, VA and USDA

This Orlando mortgage calculator compares the monthly payment on a conventional, FHA, VA and USDA loan for the same home, side by side. Each result includes principal and interest, mortgage insurance or loan fees, property tax, homeowners insurance and HOA dues, so the four main home loans in Orlando can be compared on what a buyer would actually pay each month.

How to Use the Orlando Mortgage Calculator

  1. Enter the home price, the down payment and a credit score range, then choose a 30- or 15-year term.
  2. Enter an interest rate from a rate quote, then replace the starting tax and insurance figures with ones from the listing and an insurance quote. One rate can apply to all four loans, or each loan can have its own.
  3. Check the VA and first-time buyer boxes if they apply, then compare each loan’s monthly payment, down payment, upfront fee and how long its mortgage insurance lasts.

What Goes Into a Mortgage Payment in Orlando

  • Principal and interest. Set by the loan amount, the rate and the term.
  • Mortgage insurance or loan fees. This is where the four loans differ most:
  • Conventional loans: private mortgage insurance with less than 20% down, removable once enough equity builds.
  • FHA loans: an upfront and an annual mortgage insurance premium, and the annual premium stays for the life of most FHA loans.
  • VA loans: a one-time funding fee on most loans and no monthly mortgage insurance.
  • USDA loans: an upfront guarantee fee plus a smaller annual fee.
  • Property tax. In Florida, a home’s assessed value resets to market value when it sells, so the seller’s current tax bill often understates what the buyer will pay. A primary residence can qualify for a homestead exemption, worth up to $51,411 off the assessed value for 2026.
  • Homeowners insurance. A bigger share of the payment in Central Florida than most buyers expect. Roof age and wind mitigation features move the premium, and federally backed loans require flood insurance in a high-risk flood zone.
  • HOA and CDD fees. Many newer Orlando-area communities sit in a community development district, and its assessment appears on the property tax bill.

The Assumptions Behind the Numbers

Estimates for comparison, not a quote

Rate. No rate is filled in. Enter the rate from a quote or a published average; one rate can apply to all four loans, or each loan can have its own. FHA and VA loans often price below conventional.

Mortgage insurance. Conventional PMI figures are illustrative estimates by credit score and down payment, not the team’s pricing. FHA, VA and USDA fees follow each agency’s published schedule.

Taxes and insurance. The starting figures are placeholders. Replace them with the listing’s tax bill and an insurance quote for the home.

Loan limits. 2026 Orange County limits: $832,750 for a conventional loan and $541,287 for FHA. Above the conventional limit, a jumbo loan applies.

Down payment. If the down payment entered is below a loan’s minimum, the calculator raises it to that loan’s minimum. A loan that doesn’t fit the inputs shows as unavailable rather than with a misleading number.

Results are estimates. They are not a Loan Estimate, a rate lock or a commitment to lend.

What the Calculator Can’t Show

The calculator compares loans; it can’t price one. A real quote depends on details only a full application shows:

  • How credit, down payment and property type adjust the actual rate
  • Discount points, lender credits and seller concessions
  • Closing costs, including Florida’s documentary stamp and intangible taxes on the mortgage
  • Down payment assistance such as Florida Hometown Heroes
  • Whether the property qualifies, such as a USDA-eligible address or an approved condo building

Bruce Woodburn and the team turn these estimates into a Loan Estimate with the real rate, payment and cash to close.

Orlando Mortgage Calculator FAQs

Why does a loan show as unavailable?

The loan amount is above that loan’s 2026 Orange County limit, or an eligibility box isn’t checked: VA results need the VA box. A home priced above the conventional limit points to a jumbo loan instead.

Does the result include closing costs?

No. It shows the monthly payment, the down payment and each loan’s upfront fee. Closing costs on a Florida purchase typically run 2% to 5% of the price and are itemized on the Loan Estimate.

What property tax should be used for an Orlando home?

Start with the listing’s tax bill, then adjust for two things: the assessed value resets after the sale, and a homestead exemption lowers the bill once the buyer files for it. Rates differ by city and county, and CDD assessments appear on the same bill.
